I think the logistics of this "fancy mobile home" doesn't work for apartment buildings, at least not right now.  

This started out with a sign for a vacant lot for sale that use to have a mobile home on it.A lady by the name of Ashley called showing a ton of interest, but we couldn't come to an agreement on price.A few days later she told me she was no longer interested because she was going to sell the mobile home she planned to move onto the lot.Of course I replied asking for more about the mobile home she now needed to sell.We discussed it and I set an appointment for the next morning to see it.Everything was as she explained over the phone.I told I'd have an answer for her within 3 hours because I needed to go to a closing on a property.Before/after my closing I spoke with the park manager and the man she purchased the mobile home from.

Congrats @Joshua Dorkin- What makes Josh great in my opinion is his vision for Biggerpockets allowing a platform to come into being, where knowledge is exchanged freely.

I closed while out of state, mobile notary came by my house while i was chillin on the patio in my sorts.

I'm really looking forward to networking on this great platform and meeting likeminded individuals.

. :)There are a few REIAs in the Twin Cities area, most are found on www.meetup.com and one is leaving that platform to become a Facebook-only group: www.twinreia.comI joined MnREIA as an online member to be able to post properties for sale to the group of investors but have not been involved otherwise.My impression is that the majority of the REIAs in the area are more focused on wholesaling and flipping, while buy-n-hold is represented, but quietly.Perhaps the local BP Meetup will be different (I just joined and have yet to attend one of their meetups).

We have one exception though since we're still interested in mobile home parks.

@Joshua Kim Check with some local mobile home park owners in your area  as well as your local manufactured housing association.
