For an example of meticulous due diligence in completing a SAR, the SAR’s Part V section itself requires careful explanation and/or description of “known or suspected violation of law or suspicious activity” and the care with which it is completed may make the difference in whether or not the described conduct and its possible criminal nature are clearly understood and recorded.

I also do know that a seller pulled a pool out from under him that he had presold a large amount of the assets and after getting them funded, he then had to return the funds.

@Andre BrasserYou will have to wait 6 months to pull out the value of the property and if it is a SFR, you will only be able to do 75% LTV and a MFR is 70% LTV.

We have enough saved up for a down payment on an investment property now, but I'd like to make sure I have a solid plan and have found a great deal before pulling the trigger on anything.I know the market here in Raleigh is crazy, so I'm considering things like direct mail marketing to try and find good deals.

Some of it is quite specific to the area the writer invests in, but a lot of the ideas are applicable to lower class properties, and get you thinking about things differently (at least for me).We have started pulling out carpet and replacing with laminate or vinyl planks.
