With numbers like that you should be able to get a bank to refi balance in 15 yrs, although probably at a higher interest rate...Great work locating that deal.

Best thing to do is pay a little more than a window unit and buy a portable A/C & Heating unit on wheels that you can roll around and put in your rentals temporality when A/C goes out that you can have an use for the next 20 yrs.

I did some significant research on this a few months back, as I have identical scenario as you. 6 finanaced properties nd looking for LOC on investment properties.Although, I just ended up refinancing my current HELOC on primary with USBank to tap into huge amount of appreciation during the 2-yrs since I originally opened the HELOC.I believe the best option -locally- for investment property LOC was SAFE credit union.

However would it doesn't take into consideration is that the monthly payment costs for 2-3 yrs for fixing up the place that I will have to put on a credit card and those monthly payments are not factored in to the calculator even though the lump sump of the rehab costs are.
