I work remote so I'm open to anywhere that has a good internet connection.

Depending on the quality of materials the pricing will vary but we were quoted $180K from one contractor and $400K from another.

In the days before the internet  & instant credit checks and background info at your finger tips, a few bad apples were able to fly under the radar, not so much anymore, thank God!

You are only entitled to charge for material and contractor fees. 

If I put in $3600 in labor/material upgrades, the rent needs to move at least $100 per month.

We split $70/month xfinity internet and $60-100 monthly heat/electric.That 4b/1ba sounds like a terrible experience but I'm happy for you all that you seemed to get out of that situation by now!

So far for me to find deals i have the internet and driving.

I'm worried about theft of appliances and materials while vacant. 3) I imagine that the inspection will turn up some problems.
