So, I am mainly interested in long-term holds on SFR's and multi's but I am trying to learn about flipping and wholesaling as well because I didn't choose my current career field for what it pays, and making some money on the side would be nice.

The entity type is up to you and your legal and tax advisors but the main reason is to keep all assets separate from each other and from you so that the one does not affect the whole if something goes wrong.

My goal was to buy single family homes in distressed properties ( short sales, or NOD leads by calling home owners and seeing if they want to sell before they go into foreclosure)  in a growing population area with strong job growth and buy, add value , and rent them out for tiny bits of cashflow and wait for appreciation. 2 main questions I have at the moment. 1) How did you pick your market to buy your first investment?

Reading further down the thread I notice you were mainly looking at the Wholesale route.

Main key point is prevent conducive conditions allowing or encouraging termites to invade your property.

I appreciate your input.You’re right it did come across a little abrasive and that isn’t my main intention, so I apologize for that.I guess my main point was you acknowledge it’s not an investment (that’s good, we agree there) but then where we disagree is youre trying to apply investment financing (like seller financing with balloon payments) to something you just said isn’t an investment.Obviously you can do this if you want, but I think it’s a bad idea.  

These are two main factors in growing the economy.

I would place wedding at the top of the list due to the time constraint and the pressure...Mainly, any descent photographer can do it.
