Hard to see a crash in single family but The only way I see it happens would be if interest rates kept going up (say fed can't get inflation under control) and insurance or other related things go up causing the prices in single family to come down.

Not your fault but I'd be curious what they indicated...It's very surprising to me that they visited the home and didn't have an issue with double covered roof and missing shingles..iIf that's the case I'd say it's less likely you have full replacement cost on your roof but I'm just making an educated guess.You need to check your policy to see what kind of coverage you have.A claim will definitely affect your pricing.

The price point will be determined by how much time you spend searching for properties (MLS vs Wholesalers and private sellers) and how much work you want to put in to get it cash flowing (level of rehab and sourcing and selecting tenants).

Unless you are local or have ties there you can replicate what you can accomplish there in many other markets, especially if you are just buying based on price and rent.
