I have read the article about screening tenants and I have everything downloaded from the lease agreement package.

I was curious if there were any methods or techniques to finding qualified buyers for lease to own options.

Whatever you decide to do, you may want to have a documented business process for accepting, reviewing and approving applications then issuing leases that you follow so that you provide the same treatment to all - Then of course you have to stick to this process.  

He did a lot of the work on the house so there’s no surprises for either of us there.Terms offered include:1) moving in a renter of his (long time employee).2) less than asking price3) one year financing with large paymentsI like #1 with a lease from me, not to the contractor.I don’t like #2.

Then 6 months into the lease his girlfriend dumped him and he started taking it out on the the neighbors with assault/death threats.Had to kick him out.

Short version: 4 adults (family) rent our Townhouse on a 3-year lease.

We are working on rebuilding our credit, saving and rebuilding but our lease is up next year and we would really like to find a way to purchase this home from these awful landlords. 

It is at a cost of $40 per adult.For Tenant, after showing if they are interested in signing a lease: 1.Fill out preliminary application.2.Verify application for 3 times monthly rent income, pay stubs, no felony, no evictions, at least 1 year on job.3.Query all adult names in state Courts Online system.4.Query Facebook.5.Query County Assessor page for properties in their name (foreclosure?)

I always have better luck selling houses for top dollar when the biggest ticket item on the house is new/fairly new.

If people are nit-picky about all that stuff before they have signed a lease, I say stay away.
