., with municipalities in CA unable to prosecute car theft, robberies, assaults, rapes and even murders, I wouldn't hold out much hope with people hanging out.

STR'S are here to stay.A massive amount of people prefer to rent a house than a hotel room. When you travel with friends and family it is usually cheaper and you all get to hang together.I have a cabin that sleeps up to 23 people.

Sure - it's still much lower than other times in the past but IMO the rising interest rates have not yet sunk in and realtors are still pricing homes much too high in my market (I'm seeing lots of price reductions). The interest rate will no doubt rise, as the government is still pissing away tax money (Inflation Reduction Act lol - and there's talk of forgiving underwater basket leaving college loans) which will continue to raise rates and lower prices in many markets.

Also, we want to attract Quality Tenants so our "investor" owners won't be calling to micromanage when we have to fix most of what the sub-par tenant (that moves in site unseen), is requesting because the 7 year old refer quit working, and the toilet runs, and there's no place to hang a towel in the bathroom....

My Dad started in real estate in the mid 60s he got his leads by doing door hangers thats why i knew its not legal to put them in the mailbox's you can do this with door hangers though its very effective even better than mail.. you simply go to the homeless shelters like he did and pick up 3 or 4 folks that will walk for 4 to 6 hours hanging those up we paid them back in the day 10 to 20 bucks for the day.. today with inflation might have to pay them a little more.. its more effective in housing that is high density of course..
