Have you successfully found deals dropping notes in mailboxes?

What'd your note say?

There's rounds-to-zero on the market in an area I'm interested in, and I'm thinking about just dropping notes in mailboxes. There's probably 150 houses in the neighborhood that meet my criteria at a reasonable price...maybe at least one will bite?

Have you successfully done this before? If it worked....would you be willing to share what your note said?

My theory is this: It works because people do it - although you WILL need a marketing budget. 

And I can't tell you how aggravating/amusing it is to get mail from other investors trying to buy my properties. It'd be even funnier when they see how much rent I'm getting and how much I bought them for (not true for all properties, but I got a couple amazing ones for an absolute steal)


 its totally ILLEGAL to drop private flyers notes whatever in the mailbox  you will be hearing from the postmaster general on that one.. you know like in Seinfeld it would be Wilford Brimley.
