If anybody has an advice or guidance based on their experiences, I'd love to hear some suggestions or tips.

I am going to sit down with a potential investor (relative) about lending me some money to assist with a down payment on a great property I have in the pipeline.Looking for tips to help the conversation go smooth ?

I'm not sure who mentioned it above, but best-practices may be a better way to  put what you are asking, but I highly doubt you will find any agreement on what's needed and most would say the best practices are really tips for investors, not the companies.So many companies operate so differently and there is little incentive to change what they do or how they do it as long as the buying public is reacting to their offer.  

I also would like to know how I can incentivize lawyers to push for my "very generous offer".

My only tip would be to find a local REIA meeting in your area and start attending.
