The one I'm purchasing is on the other side of the the island.

The properties have potential to cash flow after accounting for every expense, and being in such a close proximity to where I live makes it that much more feasible.I should have mentioned the school is in Queen Anne's County- Kent Island High School.

@Melissa Searing Charleston is heating up but is not burning hot yet.We are in the middle of purchasing a 72 unit apartment complex on Johns Island and from that experience I can tell you that it may be worth purchasing buy and hold deals at slightly less cashflow then what you would expect in softer markets.  

Also Rhode Island isn't known for being landlord friendly.Thoughts about any of these markets?
