So there is no office or personnel to deal with collecting and returning deposits and fighting with guests about what they are due back.If Evolve does in fact work out on my one listing I have with them, I plan on bringing at least 5 more listings over to them and then repositioning my management entity to specialize in cleaning, maintenance, concierge services for guests, and guest communications via phone, text, and email.

But I don’t invest there, too much risk in fighting the trends of population decline, job loss, business closures, etc.The truth is that when trying to BUILD wealth through real estate investing, cash flow isn’t all that important.

However its a slippery slope and when your in business you need to close as many liabilities as possible even if you chances of having an issue are remote, you really just need to draw the line in the sand and always fight to reduce personal and professional exposure.

The 12 unit had almost all Sec 8 tenants, and the manager was forever dealing with Sec 8 officials examining repairs, certifying improvements; dealing with tenant damage, tenant fights, evictions, drug sales, water damage by tenants, etc.

word. they sound like a good resource so ill keep my fingers crossed. i know ive seen vids over at the ivisionary site where the dude talks abotu sending people to suntrust when their lender is putting up a fight, so they have seomwhat of a reputation for being flip friendly
