We purchased our current flip with our heloc and maxed it out, however we are in the last stages in finalizing a refinance mortgage, we are waiting on a lien (that should have been removed at closing, the company hasn’t released it, it’s a total headache) to be removed.

Great exchange rates.Check with your CPA, but I don't think you pay any taxes just to transfer the money.The US laws do extend worldwide though, so potentially you will have to pay something on the capital gains, but you do that probably even if you don't transfer the money back to the US.We do have a 1031 exchange law, but I don't think you can 1031 funds from Australia to US investment property, but you might ask a 1031 expert about that.You might also check to see if Australia has any kind of tax treaty with US so that you don't pay double taxes.

However, due to the high amount of damages that won't be fully covered with the security deposit, I am thinking that it is worth it to sue for the damages after the tenant has left.However I have a mutual release clause in the termination agreement:On the Termination Date, Landlord and Tenant shall be fully and unconditionally released and discharged from all claims and obligations arising out of the Lease Agreement.Is it a mistake to put this clause in if I am planning on suing after the tenant leaves?

You charge the tenant the leasing fee and get it rented to qualified tenants.Throughout this process, there is a fee for your time, typically a lease administration fee or a re-leasing fee which should be in your lease.Hopefully one of these options work for you.

to me a beginner in the industry needs few things to get launched.1. a large warm market you can go to right away.. those with big extended families and your the only realtor is a huge bonus.. like Sunday my wife went out to a 2nd cousins house and listed it.. then will sell them a new home when this one sells.. she has 300 or so direct relatives in Southern WA and northern Oregon.. its a huge advantage for her.. 2.
