1031 exchange question

Here is my predicament and I'm not sure what to do...

I own one property that I want to sell and 1031 exchange into another property.  The problem is that I have renters in my current property and their contract isn't up until July 1st and the property I want is on the market now.  Is there any way to do a deferred 1031 exchange where I buy the property now and when I sell my other property 1031 exchange the money from that into the one I just bought?  Any info is helpful! Thanks!
