In my experience, there are plenty of small banks/credit unions that are cool with student rentals as long as they're all on one lease.

I've had interesting experiences with multiple companies offering DSCR's.

Once you get some experience under your belt then if you still want to invest out of state then try one OOS rental and see where it goes.
