Modern farmhouse design.

I will be doing extensive renovations (knew this before I closed), and worked with a designer to complete construction drawings. 

Vett them to get a general design tip And who they recommend on contractors, submit the design to 4-5 contractors for bid.I do design and construct but I am loaded with work in Conroe now.

I like this, because it is a product that the large REITS have not engaged with. 

Also when it comes time for the shipping container play - I’ve done a lot of research - not to mention my architect was the head designer at one of the largest container companies in Florida.

But if you design the room set up ahead of time, ie a built in frame with drawers for a queen or twin mattress, barn door closets, it may help make the room look more accommodating.

Design the marketing systems you need and do it correctly on your own. 

They aren’t designed for investors.

First-time flippers often make horrendous design choices, spend too little and too much in the wrong areas, and then expect the agent to sell an overpriced property that wasn't done well.
