More money meant more stress, looonger hours, and ZERO energy left at the end of the day to play with my kids and spend time with my wife much less work on real estate!

What I meant by "ask for forgiveness" was to build garage, inspector (whether rental or building) would state I need to pull a permit after the fact (probably with some penalty cost) at which point would the city allow me to pull the permit?

Document everything and take minutes at your board meeting showing date, time, location, owners in attendance and that there are motions to elect a board and hire management.

For me, that meant MULTIPLE bank accounts.

I was initially looking for something in Portland because I heard the demand was so high, but this also meant that the asking prices was high.  

That is what I meant when I said that banks don't allow people to profit from their misfortunes.  

They were under no obligation to do anything about unless your elected board gave them direction.
