@Cody Skidmore it seems as if you have the deal already in writing i assume if so that means in it's not in a LLC name. trying to take advantage of the current benefits of those costs going to be associated with the rehab Its best you go ahead today and create your LLC you don't want to lose 1 day of your advantages.

I feel like some of the new materials being used today like MDF which is basically glued together sawdust will be looked back on in the future like what were they thinking to use that stuff.

Busy brokers tend to not have time to spend heavily on small properties that make them a smaller return.There is a difference between transaction only and giving an investor heavy education on how to buy and evaluate etc. 

In the education section there are many great book suggestions that are specifically tailored to flipping so check those out.  

The BP podcast has been a big educational tool for me.
