Door knocking, driving for dollars, direct mail, creating a thought leadership platform and a landing page, "we buy houses" flyers, bandit signs, etc., calling rental listings on Zillow, Craigslist, etc., wholesalers, meetup groups (either attending or creating your own).

These 2 markets are my favorite for perfect balance of neighborhood, purchase price, Cash on Cash ROI, and cash flow.Example: Buy $60-80k, Light cleanup, couple updates, rent $900-$1200. 15% ROI, $300/door cash flow.

@Louis Davis i was thinking wholesalling was like door to door sales or itch. its never something ive ever done hence why i said not fitting my personality. so far all i know in real estate is the education, the hands on i am clueless about and that s what i am eager to get into. i want to do it safely and right, mistaes might happen along the way but i am a believer of learning from others mistakes also. i am still trying to figure out if 40-70k is enough  i actually was hoping it is tbh. i am asking here because i feel someone in here most likely is in the trenches working their real estate business and wouldnt mind sharing some expertise. im very serious about this and im just asking in order to know how to better move foward if any of that makes sense lol

This is where the big guys with $$ to pull many lists and do the mash up can cut through where no budget small timers have trouble getting calls and deals.Best method to find motivated sellers is always:   Door knocking run down looking houses, FSBO sign out front, from a list of 30-60-90 days late on mortgage list.Google:  30-60-90 days late leadsI just bought 1000 leads from citricato, around $0.35/ea which is cheap vs other sources.No simple source of late on real estate taxes so I subbed to Tom DiAngostino's tax lien system, just to mail the late on tax info in his system.
