I like to split average expenses so its: (Average Monthly Expense * 1.30) / (number of rooms )So if cable is $100 and I have three room, then each pays $65.My goal is to give them everything they want at a rate that's cheaper than if they bought it themselves AND make a profit.So load the place up with luxuries.Also put digital locks on every bedroom door.

From a lender's perspective zip code specific data reflects overall the area is experiencing double digit appreciation and it looks like it will continue thru 2017.

Instead, I currently use Schlage's keypad locks on my units so that I can still create and delete passcodes....so the tenants never receive actual keys (I keep the physical override keys) but it does require a person to manually change the 4-digit passcodes.

Newspaper, county recorders office, the auctioneer posts notices on the courthouse (although sometimes people tear them down), directly from the trustee websites and 800 numbers, and there are online services (most common method) that compile all that information for you and more but it is subscription based.

Let them know if they do not hear within 2 business days what the plan of attack is then they can email you directly @ _______.And add something similar to this clause (I created it after a 3 am “I’m locked out of my digital deadbolt because I’m too drunk to hit the buttons right” call.... use at your own risk): The Tenant covenants and agrees to pay $125.00 for any non-emergency phone calls after 8pm during weekdays and $250.00 for any non-emergency phone calls after 8pm on weekends or holidays.
