The median sale price in this dataset was 160k and the average was just over 212k, a 60k difference.The following table summarizes the data I pulled.Graphically:# of Units (Properties) Settled was at its lowest point in 2011, similar to Delaware county, with 713 total units settled (Just under 2 per day).

I did not have any taxable income for years while re-positioning properties because most of the rehab was below the $2,500 de minimis safe harbor...even some HVAC replacement that did not exceed the 25% unit of property limits.

Hi @Lee David, if you ever decide to sell your rentals you might consider reinvestment into DSTs (Delaware Statutory Trusts) which are an option for accredited investors that allows them to defer their capital gains tax and quit being a landlord.
