Very few people do them well, you end up with a room that wasn't designed to be one, it's often an odd shape/size, has a sloping floor and makes your HVAC system autmatically undersized.The ONLY way I would consider it would be if I (not renters) needed an exra bedroom (like having twins or triplets) in a hurry and could not afford anything else.

Presumably your GC is well versed in new construction, and if he's doing three new builds for you, I can't imagine he'd mind walking you through the day-to-day process.Just make sure you're on-site everyday, get involved in the site planning, the engineering, the design and all the preliminary activities, and then be on site everyday asking questions.Do this for an entire project, and you should be pretty well versed in the process from beginning to end.

Its against their code to give you access to the MLS, so even if you ask for pieces of it, you are in a grey area.And if you take them up on the free stuff (which they offer to potential sellers ONLY in hopes of getting a listing)... they will see a waste of time and not want to give you the free stuff that was designed to make them commissions.If you want the MLS, jump through their hoops and get it, otherwise you don't need it.
