He is such a criminal and I don’t know what to do.

It was a difficult conversation to have, but in the long run it saved me an enormous headache and his behavior improved.I don't want to scare you away from house hacking with friends; it is still hands down the best option to get started in real estate.

When I did screenings,  I did the usual credit/civil/criminal background check,  verified income,  interviewed prior landlord (almost nobody seems to actually do that - at least none of my former tenants have ever resulted in a new prospective landlord calling me)  and for anything less than perfect I asked some combination of  2nd months rent,  co-signer,  or increased security deposit.   

Fees charged for EACH new tenant on a one-time basis: $300 PER PET, $80 pet "dna" fee, $25 criminal background.

The tenant will be facing criminal charges and the landlord civil.

Obviously, a criminal background check and a landlord reference but what else am I overlooking?

So you plan to reward negative behavior and then this guy going to be a headache for another landlord? 

If you come across this situation make sure to talk to local attorney so that you understand your responsibilities in your location.The animal is destructive to the property or displays threatening behaviors that could put other tenants or yourself at risk.The size or nature of the animal makes it impossible to house safely our humanely.
