You cannot continue to charge the old tenant rent while collecting rent from the old tenant. 

The last few years I've been seeing great results with simply index investing (which I'm still continuing in multiple IRA accounts) so I guess part of the motivation for real estate was to diversify a little bit  (in addition to the REIT holding I have). 

The tenant moved out May 1st and continued paying the owed rent through the end of their lease, August 14th.

If my lease has a provision written in it waiving the 30 day period, does this actually matter what steps or rights do I have to not continue to rent to this person if I would prefer to find a new tenant once the 12 month lease is up. 

I have saved $15,000 so far, and I plan to continue saving.

My company is looking to test the VA waters and see what we can delegate to continually automate our processes.

My guess is he will continue far into the future.

I have queried the BLS.gov and also city-data.com and I looked primarily at population growth, unemployment rates and median income.

My big, giant, red flag concern is that there is virtually no job growth in this area.

So if I start with a duplex or a quad as my first property my goal would be to have a net cash flow of $500I intend to use the "BRRRR" (Buy, Rehab, Rent, Refinance, Repeat) method but have never used this strategy before so I still have a lot to learnIf I only close on two deals starting in 2019 then I will need to find another 20 deals in the remaining four years (2020-2024) that also meet this criteriaBeyond 2024 I plan to continue to scale even more over the next 3-5 years with an end goal of financial independence by ~2030 (meaning that I will not work a "day job" but will passively manage my real estate portfolio)Biggest hurdle: I'm going to be living outside of the US for the next 3 years and will (likely) not be able to physically see any properties that I plan to purchase.
