Tennessee Laws: removing tenant

Hello all,

I have a tenent that has had a history of being disrespectful and difficult, however has paid rent on time.  The 12 month lease is up this month.  If my lease has a provision written in it waiving the 30 day period, does this actually matter what steps or rights do I have to not continue to rent to this person if I would prefer to find a new tenant once the 12 month lease is up.  Our lease automatically goes month to month after the 12 month period.

Thank you,

Brandon
