It is so tiring to keep seeing all these posts here on BP where people asking about these dumb ways to target motivated sellers, and people answering or explaining how it is done... but when you ask them how many mailers calls, texts, doot knocks, or what ever they do to get one deal, it is in the thousands.By all means you can stay defiant, and stubborn.But wouldn't you rather do it right and have actually motivated sellers to reach out to you instead of you chasing them (unsuccessfully)?

It is not a good idea to chase rent and it is not a good idea to show up at the unit asking for rent, showing up for late rent can be dangerous.

1) I pay my rent through Clickpay.com - with which my landlord has an account. 2) My small investor clients take either Venmo or Zelle/Chase Quickpay - just be careful about commingling when you transfer it into your rent account if you have one. 3) Banks allow for auto billpay which should automatically send a check to you every month on a date they select.

@Steve Holly- thanks ...many heloc lenders  have their heloc programs  set up to be secondary  financing products and thus many ( not all )  will  not  provide the  propgram when the proeprty is free and clear ....when checking for options  make sure you let the  lenders you talk with that the  property is a free and clear  investment property  right off the bat  so you can  cut to the chase to see if they can assist  ... you  might also consider looking at  a traditional  cash out  refinance  for the funds  assuming the  value  can  support  it
