This is a tome, but it's worth the read, and answered many of my questions when I started out.Biggest key is screening your potential tenants, and filtering out all the crew with bad records as early as possible. 

In my contract I have them responsible for filters and anything that’s $50 or less.

.,   Also, auction.com for your county some 3-4 weeks prior to the trustee auction date will have a list of "live auction" and often will show a current owner title search shown on each houses page.   1st stop, check auction.com for your counties, search filter "live auction".Pre foreclosure is a tough tough strategy. 

@Bertha JaimeI have a good source for tax delinquent lists with an equity filter.

We filtered and filtered until I found a great applicant with over 700 FICO scores, employed etc.Some investors don't like the numbers as well since the purchase price to rent factor isn't as strong as other areas. 

Have prospects fill out a pre-qualification questionnaire BEFORE going to a showing...that way you are filtering the real from the fake...make sure to send them the showing times after your review.
