Anyone here buying rentals in Chandler, AZ?

I’m looking to invest in long term rentals in or near the Chandler, AZ area. Are there certain areas here you recommend or avoid? What do you look for when picking a property here? I’m considering a 3 bedroom single family under $300k.

@Kusha Karvandi Chandler homes rent great, the demand is high for decent rentals. One of my recent Chandler vacancies resulted in over 600 contacts the 1st week. We filtered and filtered until I found a great applicant with over 700 FICO scores, employed etc.

Some investors don't like the numbers as well since the purchase price to rent factor isn't as strong as other areas.

Appreciation has been very solid, job growth continues, its a great place to live!
