The contract also needs to address the possibilities of prepayment, refinance and non performance.Before a realtor snubs this idea I would say look at the power of residual income stream that can be built up using this strategy on some of your deals. 

Do you want to create a job for yourself that you like and a business that you run or do you just want to have a bunch of income streams funding your life so you don't have to actively invest anywhere?

@Nick Troutman I'll also add, we do a fair amount of off market deals for our clients, I got one of my new ones through that stream, but one I snagged right off the MLS.

I will definitely me utilizing the driving for $ model as well, I am looking to create multiple streams of lead generation....

And if you invested all this time energy and effort differently, say in financial generation activities vs lobbying for pity, interestingly enough, ya wouldn't need the pity party because would have the financial stream to "self-solve" your issues. 

.- Connecting with wholesalers who are finding deals- Connecting with other investors who already have a stream of off market properties coming in and forming a partnership to take down deals.

That is, i would interview the owner/manager of the PM company, but would be down-streamed to their newest hire who had no idea what she/he was doing.It’s important to make it clear that you want someone with at least 5-years experience doing the feet on the ground work.

However, I believe that true success lies in diversifying our income streams and building a secure financial future beyond the realm of sports.

If you plan on making sales part of your income stream, I'd consider getting your license.
