up there,   the city council 'turned blue' in the last election cycle so some kind of regulations are probably going to arrive eventually.I do intend to eventually sell off my remaining seattle property,  but for now as its fully updated,  meets inspection rules, attracting good tenants and running smoothly its in the cash-cow phase of ownership and I'm not in a hurry to divest it.

My property manager has suggested some renovations and repairs be done to increase appearance of units while they are empty to attract better tenants and in turn, increase rents to closer to average for the area ($850+).

Attractive properties that are well-marketed and appropriately priced will still generate multiple offers and receive favorable contract terms.Overall, I don’t think we’re back to “normal” yet for Austin.

Raise your rents, increase all your basic requirements, improve your properties to attract better tenants and screen mercilessly.The European landlords have been under the gun for years.

Down side is the knit picky inspections and tenant pool it attracts.

A property near the Southeastern campus would attract travelers for long (corporate housing) and short term.

The basement is designed to be finished with all of the rough pluming, private walk-out stairs, and several egress windows and the finished portion will be roughly 1700 sq ft. 

That would suggest things like Section 8 properties or Opportunity Investment Zones that are designated by the Government.

Might even attract better quality tenants too, just a thought. 

Working with a new contractor, I learned that I need to provide complete clarity on my designs.
