The two most popular options seem to be using 15% downpayment if buying a duplex or by using an FHA loan that requires 3.5% downpayment plus additional fees depending on the total loan amount.

One thing I like about Texas and its about the only thing... is that its customary to put up 100 dollar option money ( for what we would call EM) why you do your inspections.. if you walk you lose the 100.. if approve your inspections EM is raised and goes hard.. this alleviates these headaches during the inspection periods.

Be completely honest with them and if they don't want to work with you, it is better to walk away and lose the deal than to give up your integrity.Besides, they probably don't care, they just want to get their house sold, and if you're giving them what they're asking, you shouldn't be ashamed, you are doing everyone a service and collecting a fee.
