I am an agent and investor in the area.

So we want to make an offer on a house in our target area but it has brown stained walls and popcorn ceiling and a sting odor of smoke.

I am looking to find an apartment/house that I can self-manage around the area but I am running into the permitting issue. 

In my market here in the Reno Tahoe, NV area there are good cash flow properties that are on the MLS market.

I recently moved to Montclair near the Watchung Plaza and know that area very well.

Hazel Green is not too far and is a growing area.

We're still a small enough city that you can easily discern the path-of-progress (POP) when a neighborhood is getting "squeezed" by adjacent areas that are growing/renovating quickly.

I also attend several real estate club meetings (DIG and DPI) in the area, so happy to network and connect.

I'm also a Reatlor® and work almost exclusively with investor clients, so this is my area of specialty.I recently began working with Account Closed and his team because beyond just taxes, they also advise and provide valuable services such as cost segregation studies.

Or do you rely on the buyer in the area to assess the damage and modify the offer accordingly?
