Some CPA software packages default to 360, some default to 365, but that auto-populate will remain unless it's manually changed.

If there is a gold course, may be offer some sort of discounted package for that.

And this is a big one new energy effiecient windows..  5k and up.6. new doors and trim packages 3k or so.7. new cabinets and appliances 3 to 4k8. new water heater and vented properly  1k9. and this is a big one  NEW Sewer line to the street if its not PVC already.. 2 to 5k  this one catch's many flat footed.10.

Something that I haven't seen much discussion about is the decision to include an appliance package in your flips or not.

I downloaded the package and went over it and my non-attorney opinion is that they are pretty solid and protects the landlord pretty well.

At the same time if you get in touch of any of them you need to follow up from time to time.. they will think about you when the time comes for them to unload..Multi family in Greater Toronto Area is just as scarce for A-B class that is 20 plus units..There is a package of 4 buildings that just popped up for $43 million but its C-D class areas.. you never see stuff like that in Toronto.
