Hi Biggerpockets Team,I am renovating my house and studio unit and am in need of good cabinets and counter tops.So far I have talked to a few vendors that deal with custom to RTA style kitchen cabinets and they are either way too expensive or the quality was sub-par for a primary residence.I also looked at a couple of countertop vendors and quartz counter tops are expensive!

I assumed that wholesaling is the easiest to accomplish with a complete lack of capital as a beginning investor, however yesterday with 1 specific property I found, I find myself asking why would I want to hand this over to someone else, for a small fee, when my end game is to own property.

Here in upstate NY it is NOT a local custom to expect central AC, and window ACs are typically purchased by the tenant if needed to adjust the interior climate to their liking.Another thing you can do before you run out and buy your AC units, is ask the tenants what they think would be a fair resolution.
