I bought a Roper from a warehouse type place here in town and haven't had an issue since. 

There can also be a fine line between the shelves looking modern and trendy vs messy and cluttered depending on what people store on them (and how organized they are).

If I’m feeling generous I’ll buy a 6$ bag of salt at the dollar store and drop it off on the front porch so I don’t get sued over slippery steps

One thing I personally like about the Ooltewah area is that there are a lot of companies with a lot of jobs such as an Amazon warehouse, Mckee Foods, and a Volkswagen plant. 

They're supposedly a good store of value until their price tanks.

I’ve been considering the advantages and disadvantages of buying land/rundown properties and leveling these areas to build cheap kit homes/warehouse homes which can be beautifully designed for cheap and last a long time (quite sturdy as well).These would then be rented out to tenant(s) and potentially have multiple units.

I will continue to track my expenses, copy my receipt, and store them in my data cloud.

We saw early on that syndicators all across the US stopped or limited their distributions to shore up cash reserves or stopped major renovations to store up cash reserves etc. 

I am leaning more towards industrial (crazy growth here for warehouses) and retail, as well as multi family.
