Go for it Mitch , there’s very few things in life you can say “ I’m 100% sure” sometimes you have to pull the trigger at 80% sure  .

Make sure to do a comprehensive evaluation of your investment before pulling the trigger.

My question to you, is what was the moment where you had ENOUGH and finally got STARTED and pulled the trigger on your first deal?

Then again, if you trigger a search and they find red flags, would you have wanted to assume the risk of buying it without their guidance only to get busted in the future?

That can also describe the thousands of other people interested in real estate but never pull the trigger, They're scared.

The only problem is that the numbers are looking tight with all the work it needs, so I'm in the process of deciding whether to pull the trigger or not.
