You can probably find 1 or 2 that are willing to overlook the bad credit as long as the deal is sweet enough.

Their version of "Fake till you make it" will cause problems for you down the line as a decent Realtor will spot you out later down the line and they will drop you because you broke trust.

However, the investor sweet spot for purchase ans rehab is $120,000 to $135,000.
