Financing with bad credit

I have lost several properties because I can't financing, because of bad credit. How do I find financing. Please don't say ask family, friends,401k, neighbor, credit union, rich uncle. I'm basically poor as a church mouse even though I have many college degrees. This is my last chance, to help my daughter and grandchildren. HELP
