Your tenant buys it to cover their stuff. 

Painting, cleaning up, etc - stuff that takes a lot of time but doesn't require specialized skills, and even if done poorly would not cause serious damage.

The stuff I see on Zillow and Trulia just don't have the COC and total ROI numbers needed once I factor in things like property management, vacancy, repairs, etc. 

I don’t 100% understand her reasons for wanting to be there; when I have had repair people in (at her request) I of course assured her that COVID precautions were being taken and no-one would touch “her stuff”.

If your house has a number of rooms and you will be there all year just not the summer, you want to think about how you will manage your stuff.

He can probably get discounts on materials and how much extra time would it involve for both of you if he needs you to get the materials every time and if you get the wrong stuff.

Where customers were displeased to find out upon arriving at there stay that the amenities at the Condotel were not available to them.
