Hey everyone, I know the Wichita forum isn't that active but I figured I would give it a shot.

Those are roughly in risk/reward order from lowest to highest, though they will all give you some hedge against inflation. 

Plus, in the market we're in, property management is too easy for the cost involved.While you're in escrow, figure out what your rental posting will say.

I currently have 100K in the bank doing absolutely nothing and I want to get the best bang for my buck in terms of properties/investment.I figured that if I am able to invest 100K outside my state, I would be able to buy several properties and put them to work for me compared to just buying one here in NY. 

I figured cleaning and removing trash was the best way.

Once the sale will have gone through and after I will have paid the real estate fee, I will have roughly 570K to reinvest. 

We are discussing a deal that is roughly 194 over what we paid for it, so well probably walk away with close to 270 when all is said and done.
