@Timothy Church I have recently been interested in Galveston vacation rentals - but feel that the supply could soon outweigh the demand, coupled with the impending legal implications of cities trying to curtail the rise in these.Basically, with 1,200+ units to choose from, a holiday goer will soon see rapid price drops to try and gain bookings from the owners as their occupancy levels decrease...What's your realistic short-term and long-term predictions in this space, and do you think there is still viable potential here?

If I did not live in Michigan, I would be looking to invest in Michigan.You can easily buy several cash flowing properties in a place like Lansing (the State capital) with that budget or one class A property in a location like Ann Arbor, Grand Rapids, or Traverse City.Also, while many areas are seeing rent increases slow nationally, Michigan is continuing to see solid demand for rental housing.Michigan has a temperate climate, abundant natural resources (especially water), and a diverse economy.To your success!

And yet they implode rapidly with market shifts downwards..Locally we have one of our association members who is involved with them but he is a Newb as well and isn't doing a lot of volume but as he has a "little" more experience than others he is leading his Renatus group..The whole use "0" interest cards to fund one vehicle which funds another is downright scary and I think has hurt more people than it has helped..

Yes including lots of Michigan people that live in the suburbs that were expecting their property values to go up rapidly and are bitter when they see Detroit values going up 5-10 times as fast as the suburbs.I am invested in seven of the Detroit area cities and the ones in Detroit are generally better performers.For a person to talk about visiting their grandmother years ago and seeing the neighborhood change does not qualify them as a Detroit expert.
