I would be interested in hearing a few elements and maybe a few different methods? 

That is not to say it is foolproof or that there is any guarantee the bank would not call the loan. agreed it was one of my main methods for buying rentals for about a decade probably did over 100 of them.. but no land trust just took title had 3 called paid them off.. 

. :) Ive read a few beginner rei type books, and am aiming to narrow my focus from the general reading to more targeted focus of individual methods for getting in the game.  

I know what I would do and that’s use alternative methods to coax him out of the house by paying local bar patrons to pay him a visit one nIght and explain to him you don’t harass or be abusive to women and it would be in his best interests to pack up his $&@ and leave before he’s picking his teeth up off the ground .

So, this would be the BRRR method.

When I do something, I have high expectations of quality, efficient use of my resources and providing an excellent experience for my stakeholders.

I want to use a method that will approximate what a bank's appraiser will use, but I don't know what technique such a person would employ.
