I'm not looking for an appreciation play but hoping value will at least stay consistent.- Any property mgmt / service recommendations?

@Russell BrazilAlthough I understand the perspective, I think real estate agents consistently trashing zillow crosses over into (at times) conflict of interest territory. 

Consistency is the key, no ad will make things happen for you, simply it’s just daily work, you can do it yourself or outsource it.

@Gus Muller I would say do direct mail if you are able to stay consistent and mail on a monthly basis.

Unless it is consistent negative and inappropriate posts and comments, it would not be fair to hold a silly post or two against a potential tenant ability to be a good match for your property.  

Evictions are going to cost you and you're going to have to hire people, you had better be clear about that in your brain before you start walking down that path, at least in my county.What I worry about is what I can't predict: cheating wife, sudden employment termination, huge gambling loss, drinking and pills binge leading to suicidal behavior.

Based on the consistent performance of the property you have there, my vote would be to keep it and buy another one.
