Simply *calling* to inquire about a possible claim on a loss before filing goes into the system, and even if the amount is less than the deductible, it will be counted against you and your policy costs can be adjusted up.This information came for a "loss prevention and mitigation" class I attended with one of the major insurance carriers for investment properties.

Most owners are savvy enough not to let someone cherry-pick their best properties but I’ve never been able to put together an attractive offer (for a buyer) because for me it’s: “Hey, I’ll pay retail for the good stuff and whatever upside there is will be in the junk, and it’s gonna take me a while to figure out what to do what junk!”

Multifamily is the best asset class for longer rate/am as Fannie can go for 12, 15, 20 and 30 year terms and both GSE's have 30 year ams.

As a layperson, it would appear to me that if you were to attempt to prohibit a properly licensed medical marijuana tenant from his/her drug in any way, that would be discriminatory against a certain class of people.
