Assuming you aren't intentionally gouging the tenant, you certainly can charge exactly what it costs to replace something, but is it a good idea to go with an expensive option just because someone else is [probably] paying?

Turn key providers are a good one stop shop option, if they are being honest and transparent about the marketplace you are looking into and the product they are selling (pros and cons, etc).
