We will see another buyer's market someday.Until then, I'm looking for buy-hold properties that have value-add opportunities to provide some cushion if we see prices depress in the next 1-5 years.  

For the market I'm evaluating for investment opportunities (northern california, san francisco bay area), none of the small multifamily properties I analyzed have positive cash flow after taking out PITI & 5% reserves (5% maintenance+ 5% vacancy+ 5% capex).

I think Indian Land is blowing up right now, and my wife and I are looking for any and every opportunity to buy rentals here.

I am thinking that giving the opportunity between a apartment (even a new one) or a house with a yard with in a few hundred dollars per month these sfh's may be unaffected?

Thankfully with the technology of today; there is a huge opportunity to wholesale from a distance that if you two can master it...you can acquire property anywhere.
