It cost the title company money to pull a full title (they can do a prelim search and look some stuff up if its online) so they usually want to make sure you have somebody who can close so they dont get stuck with a bill for a property that will never close.

Is there a company or service you use that you can input the data and then have the owner paid on a monthly basis and it track the info in a similar fashion as if you were checking your online balance at a bank?

You generally have no choice as banks require the property to be listed/marketed prior to looking at any contracts.
