Again, it looks like you have already started to do most of this which is great.If you have the flexibility and given you've already indicated a desire for a SFR or Small Multi...I'd buy a small multifamily and live in one side and rent the others.

I personally love the Cleveland market for its cash flow.

I was thinking of sending them a PDF flyer of something along the lines of "How to screen a tenant", "First time homeowners must do for the first 60 days", "what to expect from your first multi-family property", but i feel that might be a bit to simple.

I don't know about you, but I love both the Real Estate markets and the Crypto markets.

You need to consider the safety and welfare of your other tenants (if this is a multi-family unit).
