For whatever reason, they are motivated to sell.

You can screen tenants all day long (I do) and only invest in nicer neighborhoods and attend motivational seminars to improve your attitude, but evictions are still part of the business.

Motivated Investors

I just know if I were a motivated seller - I probably wouldn't wanna read something about the seller sending out 2000 direct mail notices.

Lack of personal responsibility, lack of motivation, lack of ability to see a hopeful future, nothing to loose so they become addicts and thugs, laziness, and rampant entitlement who can make just as much on welfare entitlement programs if they have kids than if they actually have a job.

It's so motivating.  

Also try calling pre-foreclosure people and try to see there motivation to sell or work with an agent to do that for you, in turn for listing opportunity.
