The two questions we should be asking ourselves is it quality or quantity that matter and is it more important to have a higher cash flow with less units or would you rather have more units with less cash flow? 

Once you have the degree, it's just a matter of finding a high paying job that is stable.  

Siding is going to cost less than 5K (closer to 4 probably)  Home value is around $125K if that matters.

No matter how good the washer is at his job, they are going to get dirty and that will lead to another call.  

Heres is a question, why in the heck does people that are on section 8 that most likely dont have income coming in and has bad credit get approved for a rental, I hear people say that because the rental payment is guranteed, nothing is guranteed especially section 8 people theres alot of people that dont follow the rules for section 8 like people living with them or getting caught doing drugs its just a matter of time that they will get caught and lose their section 8.

That's not to say that the two can't mix but the criteria are usually different.If you're not buying something overpriced and you intend to live in it for a while, make an offer that gets you the house you want to live in.If you're buying to invest, make sure that you know your criteria and that you don't stray away from them no matter how much you want the house.Good luck!
